Making best use of a brownfield site


One of the questions people often ask is why this site should be redeveloped.

The answer lies in both its location and the way the surrounding area has evolved over time.

The existing property occupies a sustainable brownfield site within easy walking distance of West Ealing Station and a wide range of local facilities. National, London and local planning policies encourage new homes to be delivered in locations such as this, where residents can walk, cycle and use public transport for many everyday journeys.

Increasing the supply of new homes is a key strategic priority for both the Mayor of London and Ealing Council. Like many parts of London, Ealing faces significant housing pressures, with a growing need for well-designed homes in sustainable locations. The redevelopment of this site will make a valuable contribution towards meeting identified housing needs by delivering additional homes in a sustainable location. The proposals will increase the overall housing stock while providing a mix of dwelling sizes, including much-needed family housing, helping to meet the diverse needs of existing and future residents.

Although originally built as a detached family home, the site now sits between two significantly larger educational buildings.

To the west is the recently completed Notting Hill & Ealing High School Junior School building, while to the east is the Sixth Form building. Together these buildings have altered the character and scale of this section of St Stephen's Road, creating a very different context from when the existing house was first built.

The existing house now appears as an isolated building within this evolving townscape.

Our proposals seek to respond positively to these changes by introducing a carefully designed residential building that better reflects its surroundings while remaining respectful of neighbouring homes, mature landscaping and the wider character of the area.

By making more effective use of this sustainable brownfield site, the proposals will deliver much-needed new homes in an accessible location without requiring development on open countryside or Green Belt land, supporting both local housing needs and the long-term objectives of planning policy.
